With new construction, can I save money when I buyer directly from the builder?

Do I need to pay Carol King to be my buyer's agent?

    There is positively no financial advantage for you when purchasing directly from the builder and their on site representative.  Builders have what we call a "single price" policy.  Your cost to buy the house is the same regardless when helped by their staff member or by Carol King, whose responsability it is to represent your interest, not theirs. 

Remember, when thinking about new construction, buyer representation does not cost you, it pays.   Think of it this way - if you getting a divorce, would you want your spouse's divorce attorney to represent you? 

That is what representation provides you - someone to be your consultant, bring you insight into the market, navigate the entire process, manage the home inspections, negotiate for your best price and upgrades, and see you through to a successful closing.

Carol has many new homes and new condos in our area ready to show you should you want to buy a brand new home!  With Carol as your buyer's agent, the builder pays for the commissions, not you.  Only in the rarest of transactions are there other arrangements made other than for the seller to provide for the buyer's representative's commission.
